Below are the current fine policies for the Lake Ridge Property Owners Association (POA). Since each of our 7 gated communities are separate legal entities, we have approved, and filed separate documents for each community.
All Covenant Enforcement and Fine Polices have consistent language and fine structure. A summary of the 1,700 violation notices issued in 2023 has been included in each policy to help property owners understand the typical areas for violations.
For Lake Ridge, over 61% of violations are cured within 10 days from receiving a courtesy notice. Another 31% are cured within 10 days of a pre-fine notice of violation. 92% of all violation notices are cured before we ever issue a fine notice.
With this update, the starting fine level has increased from $50 to $250. The fines will double each 2 weeks with a maximum of $1000 until the violation is cured.
